We are a commercial real estate investment company that specializes in value-add multifamily acquisitions in cities across the country, which meet specific criteria based on data including population, job and income growth.We help busy professionals safely invest in real estate through syndication. Syndication is an effective way to make smart investments. It brings the power of a group of investors to pool the financial resources together to acquire large assets that would otherwise be difficult for someone to acquire on their own.Our goal is to provide double digits returns to our investors by acquiring underperforming assets and through execution of our business plan to increase cash flow, net operating income and consequently to increase the properties' value.We offer passive, tax-efficient real estate investing opportunities that generate consistent passive cash flow for investors.

Why Multifamily?

Multifamily real estate provides a tangible asset, offering steady stable returns and diversified benefits.

Cash Flow
One of the biggest benefits of real estate investing is cash flow. Cash flow equals property's income minus expenses. The investors receive passive income on a monthly/quarterly basis without having a need to trade their time for money. It has come to be referred to as "passive income".

Appreciation
An increase of property's value. In commercial (5+units) multifamily value is based on performance of the asset or net operating income (NOI). We can force appreciation by creatively increasing net operating income. This means more money for the investors upon refinance or sale of the property.

Tax Benefits
Depreciation offers large tax benefits. In multifamily there are more tax advantages due to bonus depreciation through cost segregation. More money saved on taxes, more money left to invest. In most cases investors pay little to no taxes because of the legal loopholes written in our tax codes.

Leverage
The investors are able to benefit from an asset worth more than the cash invested through the use of a commercial loan. They do not need to be personally qualified for the loan or use their own credit. Loan qualification is based on asset's performance/financials.

Stability
Multifamily investing, being less volatile than the stock market or other forms of real estate investing, offers an attractive balance of risk and reward with the potential of significant returns. It provides a hedge against inflation as rental rates and property value typically rise with inflation.

Our extended team consists of commercial brokers, property managers, local/regional banks, SEC and transactional attorneys, property inspectors, contractors and other professionals.

Maria Bazinet

ACQUISITION MANAGERFounder and the Acquisition Manager of GreenOak Equity. She migrated to the United States from Russia in 2007 and began her professional career in California as a Realtor with the main designation as Investor Specialist. Maria has started building her own real estate portfolio since 2013, purchasing single family and small multifamily residential across the country, transitioning eventually into commercial multifamily space. She has a broad experience in asset acquisition, property & asset management, private lending, tax liens, self-directed IRA. Maria has a passion for educating others about the benefits of real estate investing and giving them the opportunity to invest along with her.

Eric Upchurch

ADVISORAccredited Investor, Certified High Performance Coach and an Army Special Operations veteran. While serving, Eric deployed to combat five times and completed a Masters Degree in Aeronautical Science. He has dedicated himself to a myriad of investment strategies ranging from Self-Directed IRAs to multifamily apartment investing, and live-in flips, to mobile home parks and commercial self-storage facilities, personally investing across the country for the last seventeen years. Eric has been involved in over $170M in commercial assets.

Rod Khleif
